Standard Specification For Our Houses:

These specifications are exclusively available only to Vajira House Customers. These details define the scope, quality and choice of material exemplified by Vajira House Builders. A 25 year guarantee is the greatest value given to our customers. These specifications also intend to protect you from incomplete or faulty contractor assumptions on your homes design requirements as you move forward with obtaining construction quotes from various builders. Having a well developed home construction specification, a detailed home building budget and a good set of house plans makes construction financing much easier and faster. The following specification is for our standard model house designs.

  • Building Materials

    • Brick – Standard - 6" thk brick wall, Optional - 9" thk brick wall with an addittional cost
    • Cement – Cooperation
    • Sand – River Sand • Metal – Approved type
    • Tor steel – Cooperation (460 N/mm2 tensile strength)

  • Painting( Brand – CIC )

    • Internal – First – One layer of skim coat
    – Second – One layer of putty
    – Third – One layer of filler
    – Fourth – Two coats of approved coloured emulsion paint

    • External – First – One layer of filler
    – Second- Two coats of approved coloured weather shield paint

    • Doors / windows/ Roof structure – First – One coat of wood sealer before fixing
    – Second – One coat of wood sealer after fixing
    – Third – One coat of wood stain (Method – Gun spray)
    – Fourth – One coat of varnish (Method – Gun spray & Mat finish)

  • Water Proofing

    • Where the walls are directly exposed to rain should be applied two coats of shield coat. At first floor bath room floor & walls up to 1'0" height, roof terrace & water tank slab should be water proofed with Barralasticor Xypex.(Guarantee period shall be not less than ten years).

  • Doors & Windows(According to Architect's drawings) **Refer drawings

    • Frames – Standard - 3"x4" Kempus, Optional - Jack/Teak/Mahogany with an additional cost
    • Bedroom door sashes – Standard - Plywood, Optional - Jack/Teak with an additional cost
    • Main Door and all Window sashes – Standard - Mahogany, Optional - Jack/Teak/Plywood with an additional cost
    Bathroom – PVC or Marine Plywood
    • Iron Monger – Best quality of Indian origin (Polished Brass-approved type)
    • Door locks – Dorset (approved type)

  • Electrical Work

    • Switches socket outlets and other accessories – SLS brand
    • Cables should be ACL Plumbing Work (According to detail drawings)
    • Water supply lines – 1000 type
    • Drainage lines including Waste water lines – 600 - 1000 type accordingly - (S-Lone)
    • Kitchen sink – Single bowl & single drain including bottle trap & Swan neck tap (Plumber brand)
    • Water tank – 1000 Ltr plastic( S-Lone )
    • Bathroom fittings – Standard - URBAN D Rocell, Optional - American / British standard & accessories with an additional cost
    • Taps – American / British standard

  • Roof Work (According to detail drawings-Refer drawings)

    • Roof covering – Standard - Asbestos sheet, Optional - Colour cone tile / Calicut tile/ Colour up sheets with an additional cost

    • Roof frame – 2"x4" Kempus rafters
    – 3"x4" Kempus wall plates
    – 2"x6" Kempus Ridge plates / valley rafters / Coble plates
    – Kempus purlins should be suitable to span
